Terms of Service

These Terms of Service ("Terms") govern your use of tennyrentals.com and any booking you make with Tenny Rentals (the "Site," "we," "us," or "our"). By using the Site or completing a reservation, you agree to these Terms.

1. Who we are

Tenny Rentals offers direct short-term rental bookings for properties on or near Tennyson Street in Denver, Colorado. Questions: hello@tennyrentals.com.

2. Bookings

• A reservation is confirmed when payment is successfully processed (or, for Venmo/Zelle bookings, when we confirm receipt of payment).
• You must be at least 21 years old to book.
• You agree that guest counts, dates, and contact details you provide are accurate.
• Check-in and check-out times, house rules, and occupancy limits are shown on the property listing and in your confirmation.

3. Pricing and payment

• Prices include the nightly rate and any fees shown at checkout (taxes may apply).
• Card payments are processed by Stripe. We do not store full card numbers on our servers.
• Where offered, alternative payment methods (such as Venmo or Zelle) must be completed as instructed. Unpaid reservations may be cancelled.

4. Cancellation

Unless a listing or confirmation says otherwise: free cancellation within 48 hours of booking, if the stay is more than 14 days away. After that, cancellations follow the policy stated on the listing or in your confirmation email. Contact us if you need to change dates; we will try to help when the calendar allows.

5. Guest responsibilities

• Follow house rules and local laws, including quiet hours and occupancy limits.
• Treat the property and neighbors with respect. No parties or events without written approval.
• You are responsible for damage beyond normal wear and tear caused by you or your guests.
• Smoking, unauthorized pets, and illegal activity are prohibited unless the listing explicitly allows them.

6. Host responsibilities

We aim to provide a clean, safe, accurately described property and to respond promptly to booking questions. If a stay cannot proceed due to an issue on our side, we will refund amounts paid for unused nights or offer a reasonable alternative when available.

7. Site content

Neighborhood guides, events, and recommendations are for convenience only. Third-party businesses and events are independent of Tenny Rentals. Listing details may change; the confirmation for your stay controls if there is a conflict.

8. Limitation of liability

To the fullest extent allowed by law, Tenny Rentals is not liable for indirect, incidental, or consequential damages arising from your stay or use of the Site. Our total liability for a booking is limited to the amount you paid us for that booking. Nothing in these Terms limits rights you cannot waive under Colorado or federal law.

9. Privacy

How we collect and use personal information is described in our Privacy Policy.

10. Changes

We may update these Terms from time to time. The "Last updated" date above will change when we do. Continued use of the Site after updates means you accept the revised Terms for future bookings.
